RENTAL CRITERIA AND

Application Process


Applications are processed on a first come, first serve basis.


  • For 3 or 4-plex homes credit score is 520+, cosigner credit score is 620+
  • For homes that are not 3-4 plex homes but are less than 5k per month the credit score is 620+, cosigner credit score is 720+
  • For luxury homes that are $5,000+/mo credit score is 680+, cosigner 750+
  • Adults 18 yrs+ are required to fill out an application & be on the lease. 
  • Credit must be a minimum of 620 or have a cosigner with a 720+ credit score. 
  • Good employment & good rental history. No monies owed to past landlords. No evictions in the last 7 years. 
  • Debt to income ratio must be 45% or less. To calculate this I take your minimum monthly debt reported on your credit report add it to the rent amount and divide by your gross monthly income.
  • Felonies reviewed on a case-by-case basis. 
  • 2 most recent paystubs are required with application & legible copy of government issued photo ID. If self-employed, please provide last year's tax return. 
  • $60 application fee, per adult. You'll need to include (1k-5k depending on lease price) earnest deposit with your application fees. If you don't qualify or don't like the lease agreement, you'll receive 100% of your earnest deposit back. If you move forward with the lease your earnest deposit will be deducted from your total move-in funds.
