  • How can I see what is for rent?

    View our current availability and easily apply online today! Please contact us if you have any questions.

  • How many applications do you take on each property?

    We process applications on a first-come, first-served basis. We don't accept multiple applications at a time or allow tenants to bid for properties. 

  • How soon may I view a property?

    We can schedule a showing same day provided it's not tenant-occupied. Before scheduling an appointment to view a home we ask you to meet/exceed the requirements of occupancy because we can't adjust our requirements. We also want to ensure your time frame works with our time frame. If a home is tenant-occupied we must give the tenant 2 full days notice to show the property. For example; notification on Monday would be for Thursday. 

  • When may I start a lease/move-in to my new residence?

    f a home is vacant a lease must start within 14 days from application submission. If a home is occupied there will be a start date indicated on the listing. 

  • How long is the lease term?

    Describe the item or answer the question so that site visitors who are interested get more information. You can emphasize this text with bullets, italics or bold, and add links.
  • May I pay my security deposits in installments?

    No. All deposits must be paid in full 2 days prior to lease start date. 

  • Is there an application fee?

    Yes, we require a non-refundable $60 application fee. 

  • How much are my total move-in funds?

    Deposits range from equal to 1 month's rent to 1.5 times 1 months rent. Depending on if a cosigner is required or if there are pets.

  • When is rent due? And where do I pay it?

    Rent is due on the 1st of each month. You can pay through your tenant portal or stop by our office if you prefer to pay via cash or check. 

  • Do you accept pets?

    Most of our residences accept pets a few do not. Pet rent & pet deposits or fees will apply. Please look on each listing to see what pets are allowed & if there any restrictions based on weight, breed or number of pets. Additional insurance is required on dogs & horses. 

  • Do you require renter's insurance?

    Yes. We require our tenants obtain 100K-250K depending on if it's a luxury property or not. 

  • How do I submit a maintenance request?

    The quickest way is to submit a maintenance request on your tenant portal. 

  • What is considered a maintenance emergency?

    Any active plumbing leak, flooding, sewer backups, gas odors, electrical sparking, fire, etc. would all be considered maintenance emergencies.

  • May I renew my lease at the end of the lease term?

    Possibly. It depends on if the tenant has respected the lease terms & maintained the property. A walk-through with photos will be completed before offering the tenant the option to renew. 

  • May I break my lease? If so, are there penalties for breaking the lease?

    Yes, you may break the lease with the property manager's approval.  The lease break fee is equal to 2-months rent. The security deposit cannot be used to satisfy the lease break fee. The lease break fee must be paid in full before possession is given back to the property manager.
